Oklahoma real estate exam

Oklahoma does not issue a first-time licensee a salesperson licence. It issues a provisional sales associate licence — a 90-hour course, an 80-item national portion and a 40-item Oklahoma portion at 70 percent — and then requires a 45-hour post-licence course before that licence expires. The sequence is the thing to plan around, because the education does not end at the exam.

The two portions

Two portions, each its own examination and each with its own pass mark: 80 national items in 150 minutes and 40 Oklahoma items in 90 minutes, with 5 and 10 unscored pretest items respectively. Booked on one order they cost $75 together; booked separately each is $75. Both are available at a Pearson VUE test centre or online through OnVUE — Oklahoma is one of the few states in this set that allows remote delivery — but only three online attempts per portion, after which you test in person.

Requirements and fees

Minimum age
18
Citizenship
A U.S. citizen or lawful permanent resident, with documentary proof
A birth certificate or passport, typically; the Commission says a driving licence will not be considered. DACA status does not qualify.
Qualifying education
A 90-hour pre-licence salesperson course, completed within the past three years
The three-year currency runs to the date of application. Applicants who held a real estate licence in another state in the past five years apply for a sales associate licence instead and skip the provisional stage.
Post-licence education
A 45-hour post-licence course before the provisional licence expires
Required to move from provisional sales associate to sales associate. After that, renewal is 30 hours of continuing education a cycle.
Application fee
$35 to the Commission, plus a $60 IdentoGO background check
The background check is a live-scan appointment booked with service code 2B7NR3; results reach the Commission in about three business days. Applications are processed within five business days.
Examination fee
$75 for both portions on one order
Pearson VUE’s two-for-one: the national and Oklahoma portions scheduled together cost $75 in total; scheduled separately, each is $75. The broker examination is $90 on the same terms. Non-refundable with less than 48 hours’ notice.
Licence issuance fee
$100 for a provisional sales associate
$215 for a sales associate, $260 for a broker associate and $295 for a broker, paid online after the exam when you place the licence with a brokerage.
Authorization to test
One year from application approval, unlimited attempts at a test centre
Only three attempts per portion through OnVUE; further attempts must be in person. Miss the year and a new application and background check are required.
Retakes
Only the failed portion, at the single-portion fee
A passed portion stands for the year. A one-hour review of the most recently failed exam can be booked within 30 days, at a test centre only.
Experimental questions
5 on the national portion, 10 on the Oklahoma portion
Unscored and unidentified; you will see 85 and 50 questions on screen.
Out-of-state applicants
Must name an Oklahoma resident as registered agent
A person or firm designated to receive legal documents in the state. The Commission discourages naming its own Executive Director.

Practice the material this exam is built on

These questions cover the general real estate principles every state tests — the eight content areas of the national outline. They do not cover Oklahoma statute and commission rule, which no national bank does; for that, the state’s own published material is the source.

Oklahoma — general practice Question 1 of 10

A corner shop has operated for years when the area is rezoned residential. The shop is allowed to continue as:

Provisional first, sales associate second

The Commission’s How to Obtain a License page opens with a choice, and the first option — provisional sales associate — is the one for anyone who has not held an active real estate licence in the past five years. The route is the 90-hour course, an IdentoGO background check, the online application, then the two-portion examination once the Commission has approved the application and Pearson VUE has emailed an authorization to test.

What makes Oklahoma unusual is what happens after the licence issues: a 45-hour post-licence course must be completed before the provisional licence expires, and only then does the licence become a sales associate licence. Budget for 135 hours of coursework in total, not 90, and note that the course certificate is good for three years where several states allow ten.

Two portions for $75 — if they are on one order

Pearson VUE lists each Oklahoma salesperson portion at $75 and then applies a two-for-one when the national and state portions are scheduled on the same order, so the pair costs $75 rather than $150. Scheduling them on different days forfeits the discount and costs the full $75 for each. The broker examination works the same way at $90.

Authorization to test lasts one year from the Commission’s approval and carries unlimited attempts at a test centre. Online delivery through OnVUE is available — one of the few states in this set to offer it — but capped at three attempts per portion, and a failed OnVUE attempt can only be reviewed at a test centre. A passed portion is not retaken; the year and the failed portion are all that remain.

What is in the 40-item Oklahoma portion

The outline effective 2 April 2024 gives half the portion — 20 items — to the laws and rules affecting Oklahoma practice: licence requirements and exemptions, advertising including social media, disclosure of licensed status, the complaint process, transfers and inactive status, education and renewal, causes for suspension, prohibited dealings and unlicensed assistants. The Oklahoma Broker Relationships Act is a further 8 items: the duties owed to all parties and to the party you represent, confidentiality, the duties that survive the end of the relationship, and the required disclosures.

The remaining 12 split evenly between property management — the Residential Landlord and Tenant Act, trust accounts and security deposits, eviction — and disclosures and hazards: the Residential Property Disclosure and Disclaimer statements, the exemptions, and psychologically impacted property. Trust accounts and broker management are broker-only sections and do not appear on the sales associate paper.

Frequently asked

How many questions are on the Oklahoma real estate exam?
A sales associate candidate sits two examinations: 80 scored items on the national portion in 150 minutes and 40 scored items on the Oklahoma portion in 90 minutes, plus 5 and 10 unscored pretest items. The broker examination is 80 national and 50 Oklahoma items, each portion with its own pass mark.
What score do you need to pass the Oklahoma real estate exam?
A 70 percent scaled score on each portion for a sales associate, 75 percent for a broker. Pearson VUE reports a numeric score only to candidates who fail, together with a diagnostic by content area.
What is a provisional sales associate licence in Oklahoma?
The licence a first-time licensee receives — anyone who has not held an active real estate licence in the past five years. It issues after the 90-hour course and the examination for a $100 fee, and it converts to a sales associate licence once a 45-hour post-licence course is completed before the provisional licence expires.
How much does the Oklahoma real estate exam cost?
$75 for both portions scheduled on one order, through Pearson VUE’s two-for-one; each portion is $75 on its own. Before that there is a $35 application fee to the Commission and a $60 IdentoGO background check, and after it a $100 licence issuance fee for a provisional sales associate.
Can I take the Oklahoma real estate exam online?
Yes. Both portions are offered at Pearson VUE test centres and online through OnVUE, but each portion may be taken online only three times during the one-year authorization; further attempts must be at a test centre, where attempts are unlimited within the year.
How long is the 90-hour course valid in Oklahoma?
Three years from completion to the date of application. The Commission’s checklist says the certificate must have been completed within the past three years, which is shorter than the ten-year window several other states allow.
