Nevada real estate exam
Nevada splits its exam into a general (national) portion and a Nevada portion, and since 29 July 2025 the order of operations has changed: you register and pay on the Division’s own site first, and Pearson VUE only issues an Authorization to Test afterwards.
The two portions
The two portions are scored and passed separately, and a candidate who passes one and fails the other retakes only the failed part — provided it happens inside twelve months, after which the whole exam goes back on the table. Sat as a combination on one day, the appointment is 240 minutes: 150 for the general portion and 90 for the Nevada portion.
| Exam | Items | Time | To pass |
|---|---|---|---|
| Salesperson — general (national) portion | 80 | 150 min | 75% correct |
| Salesperson — Nevada portion | 40 | 90 min | 75% correct |
| Broker — general (national) portion | 80 | 150 min | 75% correct |
| Broker — Nevada portion | 50 | 90 min | 75% correct |

Requirements and fees
- Minimum age
- 18, residents and non-residents alike
- Qualifying education
- 120 hours of instruction for an original salesperson licence
- NRS 645.343, which also requires at least 15 of those hours on the preparation of contracts and at least 15 on agency. The vendor handbook’s licensing table still shows the pre-2021 90 hours; the statute is the source this page follows.
- Examination fee
- $100 per portion, paid to the Division
- Not to the test centre. The two-for-one combination price only applies if both portions are added to the same order before checkout.
- Salesperson licence fee
- $125, with application Form 549
- Order of operations
- Pay the Division, then wait for the Authorization to Test
- Pearson VUE receives the registration two to three business days after payment clears, and emails the authorisation. Appointments can then be made up to one calendar day before the test date.
- Scoring
- Percent correct, on a 0–100% scale
- 75% to pass. Unlike a scaled-score state, this is literally the share of questions you answered correctly.
- Pretest items
- 5 to 10 on each portion
- Unidentified, unscored, and counted against the clock.
- Calculator
- Built into the exam; you may not bring your own
- A tutorial before the exam explains it and does not eat into the examination time.
- Retakes
- Only the failed portion, within twelve months
- After twelve months without passing both, the whole examination is retaken.
- Deadline to apply after passing
- Twelve months
- Application materials and the licence fee go to the Division, with fingerprints processed within the last year.
Practice the material this exam is built on
These questions cover the general real estate principles every state tests — the eight content areas of the national outline. They do not cover Nevada statute and commission rule, which no national bank does; for that, the state’s own published material is the source.
Principal and interest come to $1,420 a month. Annual property taxes are $3,600 and annual hazard insurance is $1,200. What is the monthly PITI payment?
Nevada’s seventy-five percent is literally seventy-five percent
The handbook is explicit that the score is “reported as a percent score on a scale of 0%–100%” and that it is “the percentage of questions answered correctly”. That makes the target arithmetic rather than a guess: 60 of the 80 scored general items, and 30 of the 40 scored Nevada items. It is a genuinely different thing from a scaled 75, which several neighbouring states use and which cannot be converted back into a number of questions.
A contradiction inside the vendor handbook, and which side to believe
The Nevada candidate handbook contains both figures for salesperson education. Its licensing table lists 45 hours of Real Estate Principles plus 45 hours of Real Estate Law — 90 in total — while the requirements page two sections later says the total “will increase to 120 hours for applicants beginning October 1, 2021”. Only one of those can describe 2026.
Education is a commission fact rather than a vendor fact, and in Nevada the legislature writes it directly: NRS 645.343 requires not less than 120 hours, including at least 15 hours on contract preparation and 15 on agency. That is the figure on this page. The handbook table is stale, which is a useful reminder that a primary source is primary about its own subject and no further.
What the Nevada portion is weighted toward
The state outline effective 15 January 2025 gives eight areas for the salesperson: licence practice 24 percent, contracts 23, agency and duties owed 20, disclosures 20, special topics 5, record keeping 3, licensing requirements 3, and the duties and powers of the Commission 2. Four areas carry 87 percent of the portion between them, and none of them is the one candidates usually revise first.
Frequently asked
- How many questions are on the Nevada real estate exam?
- A salesperson sits 120 scored items: 80 on the general portion in 150 minutes and 40 on the Nevada portion in 90. Taken as a combination on one day the appointment is 240 minutes. Each portion adds 5 to 10 unscored pretest items.
- What score do you need to pass the Nevada real estate exam?
- 75 percent of the questions on each portion — 60 of 80 on the general portion and 30 of 40 on the Nevada portion. Nevada reports a percent correct, not a scaled score.
- How much does the Nevada real estate exam cost?
- $100 per portion, paid to the Nevada Real Estate Division rather than at the test centre. Add both portions to one order to get the combination price. The salesperson licence fee is a separate $125.
- How many education hours does Nevada require?
- 120 hours for an original salesperson licence under NRS 645.343, including at least 15 hours on preparing contracts and 15 on agency. Some material still quotes 90 hours, which is the pre-2021 requirement.
- If I fail one portion, do I have to retake both?
- No — only the portion you failed, as long as you pass both within twelve months. After twelve months you retake the entire examination.
