Georgia real estate exam

Georgia splits its exam into a national portion and a Georgia supplement, and it hands the paperwork to the exam vendor in a way no other state on this site does: PSI issues the licence itself, at the test centre, twenty-four hours after you pass.

The two portions

The Georgia supplement is 52 scored items against the national portion’s 100 — a third of the exam, and the largest state portion of the states covered here. That ratio is the practical argument for not treating a national-only question bank as sufficient preparation in this state. Both portions are built to outlines PSI publishes in the candidate bulletin, and the bulletin is also where the licence application forms live.

Requirements and fees

Minimum age
18 for a salesperson, 21 for a broker
A broker candidate may sit the examination at 20 but cannot activate the licence until 21.
General education
High school graduate or holder of a certificate of equivalency
Qualifying education
75-hour Salesperson Prelicense Course at a GREC-approved school
Two alternatives are accepted: 10 quarter or 6 semester hours of real estate coursework from an accredited college, or law-school coursework in real property, agency or contracts; or 75 approved prelicense hours from another state or a Canadian province. Transcripts go to PSI, not to the Commission.
Post-licence education
25-hour Salespersons Postlicense course in the first year of licensure
Missing it lapses the licence. It is a Georgia peculiarity and it catches people.
Examination fee
$175
The same figure for salesperson, broker and community association manager.
Licence fee
$170
GREC states this covers all fees due for the first four years of licensure.
Background check
GCIC criminal history report, carried to the PSI test centre
Not filed with the Commission. If it shows a conviction or a regulatory sanction, GREC investigates before deciding whether to issue.
Where the licence is issued
At the PSI test centre, weekdays, 24 hours after passing
Georgia does not mail it to you from the Commission.
Deadline to apply after passing
Three months, then the fee doubles; twelve months, then you retake
Rule 520-1-.04(5). A salesperson who lets twelve months pass must sit the examination again, though not the prelicense course.
Retakes
No same-day rebooking
PSI’s own worked example: a candidate who fails on a Wednesday can call on Thursday and retest as soon as Friday, subject to space.
Continuing education
36 approved hours per four-year renewal period
Applies to every active licensee licensed after 1 January 1980.

What this page does not tell you

  • How long the appointment is. PSI’s Georgia bulletin — the current one, dated 1 July 2026 — has no time-allotted table, and GREC does not publish one either. Several study sites state four hours; none of them is a document either body wrote, so the figure is not on this page.
  • A passing percentage, because Georgia deliberately does not fix one. Rule 520-1-.04(3)(a) says a candidate must “make a passing score as determined by psychometrically sound criterion-related methods”, published before the administration, rather than a number written into the rule. Treat any site quoting a fixed percentage for Georgia as quoting something the state has not said.

Georgia Real Estate Commission (GREC)

Practice the material this exam is built on

These questions cover the general real estate principles every state tests — the eight content areas of the national outline. They do not cover Georgia statute and commission rule, which no national bank does; for that, the state’s own published material is the source.

Georgia — general practice Question 1 of 10

A utility company holds the right to run power lines across a landowner’s property. This is best described as:

On the Georgia outline the percentages are also the question counts

PSI publishes the national portion as eleven content areas with a percentage each: property ownership 10, land use controls 5, valuation 8, financing 10, agency 13, transfer of title 6, property disclosures 7, property management 3, contracts 19, practice of real estate 12, real estate calculations 7. Those add to 100, and the national portion is 100 scored items — so on this exam a percentage is a number of questions, and contracts alone is nineteen of them.

The Georgia supplement is published in items rather than percentages and splits three ways: state laws and rules 16, real estate practice in Georgia 21, finance and closing 15. The broker supplement is weighted differently again — state laws and rules 31, management 12, closing and calculations 5.

Where the 100 and the 52 come from

The bulletin does not print a national item count in the outline itself. Two things in it give the number: the specimen Certification of Accuracy Statement it reproduces shows a national subtotal of 100, a Georgia subtotal of 52 and an overall total of 152; and the Georgia supplement outline’s own item counts sum to exactly 52. Where a figure is assembled rather than quoted, this page says so.

One difference that matters if you practise on a national bank

Georgia is a PSI state. The practice questions on this site are written to Pearson VUE’s national outline, which is 80 scored items rather than 100 and distributes them slightly differently. The subject matter is the same body of general real estate law and practice — that is what makes a national portion national — but the weighting is not identical, and no page here will present one vendor’s distribution as universal.

Frequently asked

How many questions are on the Georgia real estate exam?
A salesperson sits 152 scored items: 100 on the national portion and 52 on the Georgia supplement. The broker supplement is 48 items.
What score do you need to pass the Georgia real estate exam?
Georgia does not publish a fixed percentage. Commission Rule 520-1-.04(3)(a) says the minimum passing score is set by psychometric study and published before the administration, so the number is a property of the form you sit rather than a figure in the rule.
How much does the Georgia real estate exam cost?
$175 for the examination — the same for salesperson, broker and community association manager — and $170 for the licence, which GREC states covers the first four years of licensure.
How many hours of education does Georgia require?
75 hours of approved salesperson prelicense coursework before the exam, and a 25-hour postlicense course inside the first year of licensure. Skipping the postlicense course lapses the licence.
Is this the official Georgia exam?
No. These are original practice questions written for study, and this site is not a Commission-approved prelicense school. The examination is administered by PSI under contract to the Georgia Real Estate Commission.
