New Jersey real estate exam
New Jersey scores its examination as one paper: 110 questions in four hours, 77 correct to pass, for a $38 fee — the lowest of any vendor-delivered examination in this set. The two things to plan around are the clock and the filing. Your school issues a one-year eligibility to PSI the day you finish the 75-hour course, and inside that year you must both pass and have a complete licence application in; and it is your sponsoring broker, not you, who files it.
The exam
One combined examination rather than two separately scored portions. The content outline still has a national half and a New Jersey half — the New Jersey topics are printed as 30 items, which leaves 80 for the national topics — but PSI publishes a single passing score for the whole paper, 77 of 110, and no separate mark for either half. Five to ten unscored experimental questions may be mixed in and count against the four hours. The same paper is offered in Spanish.
| Exam | Items | Time | To pass |
|---|---|---|---|
| Salesperson | 110 | 240 min | 77 of 110 (70%) |
| Broker | 115 | 240 min | 84 of 120 points (70%) |

Requirements and fees
- Minimum age
- 18
- Education
- A high-school diploma or its equivalent, held on the date of the examination
- Asked as a screening question at the examination and certified on the application afterwards.
- Qualifying education
- A 75-hour prelicensure course at a school licensed by the Commission
- Offered live-remote or in person. Your school transmits your eligibility to PSI electronically; there is no paper application to sit the examination. The broker programme is 150 hours — a 90-hour general course, then a 30-hour Agency/Ethics course and a 30-hour Office Management course — after three years’ full-time licensure as a New Jersey salesperson.
- Eligibility window
- One year to the day from the date your school issues it
- Both the passing score and a complete licence application must be in before that date. Miss it and the course is repeated.
- Examination fee
- $38 per attempt, paid to PSI
- A retake is the same $38. Not refundable or transferable; PSI offers optional cancellation protection at $9.95.
- Licence fee
- $160, of which $50 is the application fee and $10 the Guaranty Fund
- The remaining $100 is the licence itself. Paid by certified or cashier’s cheque, money order or the broker’s business cheque to the State Treasurer — a personal cheque is returned with the application unprocessed. A broker-salesperson pays $270. Renewal is $100 on a two-year term.
- Background check
- $66.05 to IDEMIA for Live Scan fingerprinting
- Booked after passing, with the Universal Form completed first. A missed appointment or wrong form costs $12.80. Convictions for forgery, burglary, robbery, theft other than shoplifting or conspiracy to defraud within the past five years bar licensure under N.J.S.A. 45:15-12.1.
- Sponsoring broker
- Required — the Broker of Record files your application
- The broker signs and dates the passing score report and submits the original application online with the Applicant ID printed on it. The employment date cannot precede the examination date. Filing does not make the licence active; the Commission has to approve it.
- Delivery
- At a PSI test centre in New Jersey or any other state, or online with a remote proctor
- A remote test must be launched within 15 minutes of the booked time or the fee is forfeited.
- Retakes
- Not on the same day; otherwise as soon as there is a seat
- Fail on a Wednesday and you can rebook on Thursday for as early as Friday. The bulletin sets no attempt limit inside the eligibility year.
- Reciprocity
- None, with any state
- The Commission’s requirements page says so in one sentence. An out-of-state licensee takes the course and the examination like anyone else; disabled New Jersey veterans may apply for education and fee waivers.
- Cancellation
- Two days’ notice to PSI, or the fee is forfeited
- On the website or with a representative; a voicemail does not count.
Practice the material this exam is built on
These questions cover the general real estate principles every state tests — the eight content areas of the national outline. They do not cover New Jersey statute and commission rule, which no national bank does; for that, the state’s own published material is the source.
Highest and best use is the use that is legally permissible, physically possible, financially feasible and:
One paper, one pass mark — 77 of 110 in four hours
PSI’s bulletin, updated 1 February 2026, gives the salesperson examination as 110 questions with a four-hour limit and a passing score of 70 percent, printed as 77 correct. Most states in this set score a national portion and a state portion separately and let a candidate retake only the half they failed; New Jersey, like California, publishes one score for the whole paper. A strong national half can carry a weak New Jersey half, and the reverse, because there is no separate mark to meet.
The broker examination is 115 questions scored to 120 points — some national broker items carry two points — with 84 points to pass in the same four hours. Both papers may include five to ten experimental questions that are not scored but do use up time. PSI lists the salesperson paper twice on its New Jersey page, once in English and once in Spanish, and the bulletin itself carries a Spanish translation from page 15.
The year runs from the course, and the broker files the application
There is no application to sit the examination. When you finish the 75-hour course, the school transmits your eligibility to PSI and it expires one year to the day later. The bulletin puts the consequence in capitals: you must pass the examination and apply for licensure before that date. The Commission’s fingerprint page says the same thing from the other side — the year covers both the examination and a fully completed application — and tells candidates to book the $66.05 IDEMIA Live Scan as soon as they pass, because an application without the fingerprint receipt is not accepted.
The application itself is the broker’s to file. The Broker of Record signs the passing score report, enters the Applicant ID printed on it into the Commission’s online system, and pays the $160 — $100 licence, $50 application, $10 Guaranty Fund — from a business account or by certified cheque. The Commission’s page is explicit that submitting the application does not create an active licence; nothing may be transacted until the Commission approves it. New Jersey has reciprocity with no state, so a licensee moving in from elsewhere starts at the course.
What is in the 30 New Jersey items
The outline prints the New Jersey half as item counts rather than percentages, and 22 of the 30 fall under one heading: statutes and rules governing licensee activities. That heading covers advertising, the broker–salesperson relationship, commissions and accounting, agency and conflict-of-interest disclosure, contracts and other documents, trust-fund requirements, listings, place of business, records and escrow bookkeeping, inducements, buyer rebates and responsibility to the public — and then a list of “other laws” that is distinctly New Jersey: the Farmland Reassessment Act, the Pinelands Protection Act, the Realty Transfer Fee, the Mount Laurel requirements, the Municipal Land Use Law, the Truth in Renting Act and the Freshwater Wetlands Protection Act.
The remaining eight are three on licensing requirements, two on the duties and powers of the Commission — records, fines, suspension and revocation — and three under “additional requirements”: the Real Estate Sales Full Disclosure Act, the Law Against Discrimination, the Guaranty Fund your $10 pays into, and the Time Share Act. The broker paper expands the same four headings to 40 items, 30 of them on statutes and rules.
Frequently asked
- How many questions are on the New Jersey real estate exam?
- 110 for a salesperson, scored as one paper with a four-hour limit. The content outline lists 30 New Jersey items, which leaves 80 on national topics, but there is no separate score for either half. Five to ten unscored experimental questions may be added. The broker examination is 115 questions scored to 120 points.
- What score do you need to pass the New Jersey real estate exam?
- 70 percent — 77 of the 110 questions, according to PSI’s bulletin. The broker paper needs 84 of 120 points. Your score appears on screen when you finish and a report is emailed; a failing report includes a diagnostic by content area.
- How much does the New Jersey real estate exam cost?
- $38 per attempt, paid to PSI, and the same for a retake. After passing there is a $66.05 IDEMIA fingerprint fee and a $160 licence fee — $100 licence, $50 application, $10 Guaranty Fund — which your sponsoring broker pays when filing the application.
- Can I take the New Jersey real estate exam online?
- Yes. PSI offers the examination at its test centres and with a remote proctor, and the Commission’s licensing page says the same. A remote sitting has to be launched within 15 minutes of the booked time or the fee is forfeited, and the same security rules apply — the proctor watches by webcam and no notes or devices are allowed within reach.
- How long is the 75-hour course valid in New Jersey?
- One year. Your school issues your eligibility to PSI on completion and it expires one year to the day later; both the passing score and a complete licence application, fingerprints included, must be in before then. After that the course has to be taken again.
- Do I need a sponsoring broker to get a New Jersey real estate licence?
- Yes, and more than in most states: the Broker of Record files the application, not the candidate. The broker signs the passing score report, submits the original application online with the Applicant ID on that report and pays the $160. The Commission’s requirements page puts it in one line — after the course and the examination, the applicant applies through a sponsoring broker — and New Jersey has reciprocity with no other state.
