Real estate license exam

The exam publishes what it asks. Study in those proportions.

145 free practice questions weighted to the exam’s own national content outline, with an explanation after every answer — plus 280 terms defined the way the exam asks about them. No account, no paywall, nothing to buy.

80 scored items, and they are not spread evenly

The national portion of the exam is 85 items in 150 minutes, of which 80 count. The published outline says how many come from each area, and the spread is wide enough to change what you should do this week: contracts and agency is 16 items, financing and settlement is 7.

From the national/general content outline for salespersons, effective 1 March 2025, as published in an exam vendor’s candidate handbook. Two vendors deliver these exams and each publishes its own outline — read this as that vendor’s weighting, not as a universal rule.

The vocabulary

Most of this exam is words that arrive in pairs

Easement appurtenant and easement in gross. Market value and market price. Functional obsolescence and external obsolescence. Assignment and novation. Steering and blockbusting. The exam does not ask what these mean so much as which one you are looking at.

So every entry in the dictionary carries three things: a plain definition, the term it is most often confused with and how they differ, and how the exam actually sets it.

Your state runs its own exam

Question counts, time limits, fees, retake rules and the passing standard are all set state by state — and states do not even express the passing standard in the same units. These pages carry each state’s figures with the document they came from and the day it was read.

Four things this site will not tell you

Each of these is something competitors print routinely, and each is a number nobody can honestly give you. Leaving them out is the point rather than an omission.

A national passing score
There is none. Every state commission sets its own, and they are not even in the same units — Texas publishes a number of correct answers, California a percentage.
One exam length or fee
Both are set state by state, and the gap is not small: a Texas sales agent examination is $43, a California salesperson examination is $100.
A pass rate or a guarantee
We cannot measure whether you passed, so we will not claim credit for it. Your practice score here is a study signal, never a prediction.
That any of this counts as credit
Pre-licensing education has to come from a provider your state approved. This is exam preparation, and it satisfies no education requirement anywhere.
