The grantor’s promise that they own the estate the deed purports to convey

The most basic of the covenants in a general warranty deed: the grantor warrants that they hold the interest being granted and have the right to convey it. If it is untrue it is broken the moment the deed is delivered, not years later when the problem surfaces.
