Special warranty deed

A deed warranting only against defects arising during the grantor’s ownership

Sometimes called a limited warranty or grant deed depending on the state. It is the ordinary instrument for corporate sellers, lenders selling foreclosed property, and fiduciaries, who cannot sensibly warrant a history they were not present for.

How the exam asks about it

The examinable line is the time period covered — the grantor’s tenure only.
