Mechanic’s lien

A contractor’s or supplier’s lien for unpaid work or materials on a property

A specific, involuntary lien available to those who improved the property. Many states date its priority from when work began or materials were first delivered rather than from when the lien was filed, which is how a lien recorded after a mortgage can still outrank it.

How the exam asks about it

That relation-back priority rule is the point of most questions here, and it is the reason lenders require lien waivers before disbursing construction funds.
