Party wall

A shared wall on the boundary between two properties, used by both owners

Each owner typically owns the half standing on their own land and holds an easement in the other half for support. Neither may weaken or remove it alone, and the cost of keeping it up is shared.

How the exam asks about it

It is examined as an easement question. The right each owner holds in the other’s half is what makes this one wall rather than two.
