The party receiving an interest in real property

The deed must name the grantee clearly enough that the person is certain — a name, not a description of a class — but the grantee signs nothing. Acceptance is still required, and it is presumed when the conveyance is to the grantee’s benefit.

How the exam asks about it

Delivery and acceptance are what complete a conveyance. A signed deed left in a drawer transfers nothing at all.
