Entering an instrument in the public land records of the county
Recording does not create title or make an invalid deed good. It establishes priority and gives constructive notice, which together decide who prevails when two people claim inconsistent interests in the same land.
How the exam asks about it
The sentence to carry into the exam room: a deed is valid on delivery and acceptance; recording protects it against the rest of the world.
