Estate at will

Occupancy with the owner’s consent, for no fixed term, terminable by either party

An indefinite tenancy at the pleasure of both parties, often arising informally — a relative living in a house rent-free, a tenant allowed to stay while a new lease is negotiated. Most states now require some statutory notice to end it despite the name.

How the exam asks about it

The distinguishing feature is consent with no term. Remove the consent and you are looking at an estate at sufferance.
