Periodic tenancy

A lease that renews automatically period to period until notice is given

The month-to-month tenancy. It has a start but no fixed end, continuing until one party gives the required notice. It also arises by conduct — a landlord who accepts rent from a holdover tenant has usually created one.

How the exam asks about it

The contrast with an estate for years is notice: a periodic tenancy needs it, an estate for years does not.
