A summary of every recorded document affecting a property’s title
A chronological digest of deeds, mortgages, liens, easements and court proceedings touching the parcel. The abstract itself makes no judgment — it is the record. An attorney’s opinion of title, or a title insurer’s commitment, is where the judgment enters.

Separate the document from the opinion. The abstract reports; the opinion or the policy assesses.
