Habendum clause
The deed clause defining the extent of the interest being conveyed
The "to have and to hold" clause. It follows the granting clause and states what estate the grantee receives — a fee simple, a life estate, an interest subject to a condition. Where the two clauses conflict, the granting clause generally controls.
